We are on the hunt for an experienced Maintenance Manager to join our maintenance department. In this position you will oversee assigned team members to ensure satisfactory completion of all work orders. Strong management skills and attention to detail are required in order to preserve the excellent condition and functionality of our apartment communities and homes. Our Maintenance Manager will supervise, direct, and schedule all employees and contractors within their team.

Our ideal candidate will possess in-depth knowledge and experience in residential maintenance procedures. This includes HVAC systems, household plumbing, appliances, electrical systems, and the utilization of basic tools. To excel in this position, you must be an outstanding problem-solver with exceptional communication and organizational skills.

Responsibilities

  • Supervise and lead assigned maintenance processes and operations
  • Assist with the creation and implementation of maintenance policies & procedures
  • Track expenses and oversee the budget for maintenance
  • Maintain all tools and equipment to ensure working standards are met
  • Conduct regular inspections of the facilities to detect and resolve problems
  • Plan and oversee all repair and installation activities
  • Ensure all department workers adhere to the safety policies and procedures
  • Receive, process, dispatch, and give final approval for all work order requests
  • Manage a vendor base to complete assigned work orders and projects within the company’s expected pricing, quality, and timeframes
  • Negotiate pricing on vendor-assigned work
  • Successfully manage relationships with owners & investors
  • Manage field team employees to complete work in a professional and timely manner
  • Manage the open work orders for the assigned area using the company’s software platform
  • Update project and work order tracking systems
  • Professionally handle and resolve resident issues involving work orders
  • Provide reporting and data analysis on projects to next level management to influence changes for efficiency and best practices

Requirements

  • Must possess a valid driver's license
  • Degree in a related field preferred
  • 5 or more years experience maintenance and property management combined
  • Type II or Universal EPA certification required
  • Proven track record of successfully managing employees and maintenance projects
  • Demonstrated experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair
  • Basic computer skills (able to operate mobile devices, and PC)
  • Physically capable and available to work overtime including weekends, public holidays, and evenings
  • Effective problem-solving abilities
  • Must be well organized and have the ability to prioritize tasks
